Call Meeting to Order:  Kip called meeting to order at 6:31p.m. With 5 members present. Jalaynna Beers phoned in at 6:50 p.m. Kristen Scott was absent.

Approval of August Minutes: Kip motions to approve minutes with approval moth being updated. Motion 2nd by Ashley. Motion passes 5-0.

Residents Open Forum:  No residents in attendance.

DRC Business:  One fence approval. One paint request denied.

Priority Business:

Website: Kip will talk with current website manager to discuss recommendations for new website manager. Also how to simplify the site and make it more user friendly. Kip will present more info at next meeting.

Pool Stairs/Repairs: Aquasizers recommended to wait till April or May of 2017 to fix or replace the top step of the pool. A bid for work on pool to be turned in for 2017 Budget.

Jalaynna Beers Phones into meeting.

Tree Trimming:  3 bids were turned in: Twin Rivers – $1,900.00, Guy’s Tree Service $1,350.00, Joshua Tree Lawn and Garden $2,200.00. Jalaynna motions to accept bid from Guy’s Tree Service for $1,350.00. Motion 2nd by Ashley. Motion passes 6-0.

Finalize Fall Clean-Up Party: Fall Clean-Up – A Prioritized to do list to be made up. Cement will be provided for Dog Stations. Fall Party – Board or Board member will supply; Paint brushes & rollers, paint, pumpkins, Halloween tattoos, Bobbing for Apples tubs, Sidewalk chalk, Bubbles. Also provided will be corn-hole and ladder ball. Kip read email from Kristen regarding Trunk-or-Treat. “We have 6-8 cars planned with our youth kids, they will dress up and provide the candy with their decorated trunks! They will be at our house at 4 and set up at 4:30. We will do Trunk-or-Treat from 5 – 6:30 as planned.”

Pre-Plan for Annual Meeting: Discussed what the minimal percentage of association residents need to be present/proxy vote to meet quorum. List of 2016 accomplishments to be made and include itemized cost that was needed for accomplishments. Survey to be made for developing commons area for residents to voice what they would like to see developed in the available area.

Absentee Ballots/Voting for Annual Meeting: Jalaynna will post to Facebook about how the ballots work, what they are for, and also how it helps the Annual Meeting meet quorum if resident cannot attend the meeting.

Repayment of pool keys if homeowner is leaving: A resolution for Pool Key Refunds will be typed up and presented at the next meeting. Resolution will state that the resident will have 60 days after moving out of Southern Ridge, to receive a Pool Key Refund. Jalaynna motions to accept resident $25 pool key refund. Motion 2nd by Kip. Motion passes 6-0.
