Meeting called to order at 6:35 pm.

Minutes dated December 16th 2014 approved online 4-0-1.

Residents Open Forum:

  • Resident reported issue of someone driving through her lawn. Ideas were discussed to how to further prevent this from happening. Resident plans to submit a design review request for landscaping changes.
  • Resident requested that we have salt and sand thrown on weather  condition slick areas of our neighborhood streets.
  • Resident suggestion to have a location on our website or facebook where homeowners in the neighborhood can place information regarding their skills/talent.

Treasurer report:

  • Reviewed Year End Financials.
  • The following Southern Ridge Board Members and HOA Management Services Staff have been given authority to inquire and have access to the Fidelity Bank account: Board Members: Nate Schwiethale, Ashley Schrader, Connie Clary, Management Staff: Heidi Dunbar and Brenda Wright.

Committee Reports:

  • DRC Committee: Nothing to report
  • Pool/Maintenance Committee: Nate and Gary discussed looking into a snow removal and street treatment for bad weather conditions.
  • Neighborhood Watch Committee: Officer Perkins is still our neighborhood contact for setting up a neighborhood watch program.
  • Welcome /Social Committee: Ice Cream Social date has been set for May 16th. Information will be sent in the March Newsletter. Will contact companies that rent inflatables for prices.

Old Business:

  • Suburban Landscaping Management Contract: Requested send letter for follow up on seeding agreement,. Request to send 30 day termination letter.
  • Aquasizers Pool Co Contract: Resume back to 3 day contract.
  • Review of Covenant Fine Notification Process:

Discussed violation process: 1st letter – notice of violation, 2nd letter –notice of violation, 3rd letter – notice of violation and fine. Additional letters and fines will continue on every inspection review until the violation is resolved.

Motion was made to have HOA Management file a lien on any property that is up for sale if it has fees and or fines that are more than 60 days past due. Motion was made by Nate and 2nd by Gary. Motion passed 4-0.

  • Newsletter: Gathering articles for March Newsletter . Requested article suggestions.

New Business:

  • HOA Management Services LLC Contract: The contract was reviewed agreed amendments are as follows: Change the termination days from 30 days to 60 days. Continue the additional $40 per month management companies website usage Motion was made to approve the amended HOA Management Services LLC contract by Nate and 2nd by Gary. Motion approved 4-0
