Board Meeting
Meeting Date: January 7th, 2014
Call to Order 7:05pm
- David Loose, Nate Schwiethale, and Gary Balthazor are absent.

Residents Open Forum (a time for residents to speak, concerns, comments that are not on the agenda. Please keep this to 2 minutes.)
- Kelly from Suburban Landscape Management- our point of contact is Jeremy Tipping. A lot of time was spent discussing needs, issues, and resolution of concerns.
Reports of the Officers
Reports of the President:
- Agendas and minutes. Agendas need to be up 10 days prior to the meeting. Minutes: need to be approved and posted within 48 hours of end of meeting.
Reports of the Treasurer: Nate was not present.
Reports of the Secretary: None.
Reports of the Committee
DRC Committee:
- Committee chair will work an issue with a homeowner with a backwards fence.
Maintenance Committee: no items
Neighborhood Watch Committee: no items
Welcome Committee: new resident. Ashley will put together a welcome basket.
Old Business
- Signs – New bid on signs. Still need a logo. Tabled until February for all members review.
- Siding – David is absent, tabled until feb.
- Bike Rack- Gary is absent, tabled until feb.
- Flooding west of pool- the master drainage plan will be examined to see what can be done. Tabled until February.
- Contracts-Fierce contract received today. Tabled until February so contracts can be reviewed.
New Business
- Kelly from Suburban Landscape Management (see above).
- HOA Management reading of past minutes regarding covenants amendments- In the covenants Article IV section 4.3 it states the following; “the maximum general assessment for any year may not be increased any subsequent year by the Association, to an amount which is more than 20% compounded above the annual assessment for the previous year, without a vote of the membership of the Association.”
- In 2004 in the Second Amendment the assessments are changed to $75.00. Now, note in Article IV section 4.3 states that the amount may not be increased any subsequent year by the Association to the amount which is more than 20% compounded above the annual assessment for the previous year, without a vote of the members. Well, from 2004 through 2013 the dues haven’t even gone up 20%. They haven’t jumped more than 20% a year which means that the board is not required to file an amendment regarding the dues.
- 10605 W. Dallas St. – The board had no idea that this residence was behind on the dues because OMNI didn’t have the house on record. A house audit upon converting to HOA management revealed the property and this issue. Lariat construction is the responsible party for the dues owed. He will be invoiced, and if within 30 days the back dues are not paid, a lien will be placed on the property.
- Tree Removal on Lark Entrance- 3 bids (Suburban, Fierce, and Alfred’s superior tree service). Lisa motions to accept Fierce bid for tree removal for $882, Ashley 2nds, (Passes 3-0)
